Legacy Point development moving forward with expected construction

COLLEGE STATION, Texas (KBTX) – The corner of University Drive and College Avenue will be changing starting next year.

This is the location where IHOP closed in January, and KBTX took a look at plans on the developer’s website detailing ideas for the property’s future. A representative with Culpepper Realty did not respond ahead of publication, but multiple business sources in the community told KBTX that a plan for the site would be moving forward in the near future.

Following our report, Culpepper Realty said these renderings were outdated and told another media outlet any potential plans had not been finalized. In that same article, the owner of Hurricane Harry’s, a tenant of the location, told the publication as far as he knew, there was nothing in the works for development on the property.

Less than two months later, LV Collective, a public relations representative for Culpepper Realty, announced construction on the Legacy Point property will start at the beginning of 2025.

In part, a statement to the media reads “The Culpepper Realty team has been working on plans for Legacy Point for many years and is excited to partner with LV Collective on the second phase of development. With a prime location and proximity to campus, this development will revitalize and renew the area, bringing new, unique housing and retail to complement the success of Century Square. Plans for this phase include student housing along with ground-floor retail and connection of the internal drive in front of The Stack to South College Avenue.”

“With LV Collective’s emphasis on a curated student experience and award-winning design, we are confident they’ll be a phenomenal partner for the next phase of Legacy Point,” Culpepper said.

“We’re excited to bring our signature design-forward housing to College Station and look forward to being part of the revitalization of the neighborhood,” LV Collective said.

In the statement, LV Collective says the location will bridge the gap between Northgate and Century Square.

This current property is home to a strip mall and individual lots, including Hurricane Harry’s. Since the announcement, the bar and dance hall announced plans to remain open through the end of 2024. LV Collective said, “Culpepper has also been in close contact with the owners of additional tenants Piranha Fitness Studio, Starforge Foundry and Rooster’s throughout this process, keeping them updated on progress and providing support as they consider relocation options.”

KBTX reached out to Hurricane Harry’s for comment and did not hear back. Other nearby businesses mentioned in the article told KBTX they are working on their next steps and those will be announced soon.

Culpepper Realty directed any questions and comments to LV Collective, who said there are currently no renderings for this project. The brochure for the property they say is outdated can still be found here on the Culpepper website.

Just months before this announcement, the City of Bryan revealed their own plans for revitalizing the area behind the planned development, for a mixed-use “destination” just across from Hensel Park. In this announcement, the city said it could be years before the site is shovel-ready.
